Job Description:
As a storage Co-Manager, you will be working as a team with the Property Manager to guarantee customer satisfaction, ensure impeccable property appearance, and exceed financial goals in order to promote company growth.
This position begins by training on site at one of our locations in Daytona Beach.
Routinely, we have two employees stationed at each location--the Property Manager and the Co-Manager.
Subsequently, this position requires the ability to work both individually and collaboratively.
Whenever a position becomes available, our Co-Managers have the opportunity to be promoted as we predominately hire internally! Employee Schedule:
Four Day Work Week! Our hours of operation are Mondays through Fridays from 9 AM to 6 PM, Saturdays from 9AM to 5PM, and closed Sundays and major holidays; our Co-Managers and Property Managers alternate working every other Saturday.
They also organize their preferred schedule among themselves every month; most of our Co-Managers and Property Managers elect to perform 10-hour shifts four days a week, resulting in three days off every week.
Primary
Responsibilities:
There are three main aspects of the Co-Manager position:
salesmanship, property management, and customer service.
1.
Salesmanship:
Selling Space and Merchandise to Our Customers Physically taking customers to the units and showing the unit to them Informing customers of the features and benefits of storing with us as opposed to storing with a competitor Returning to the office with the customer to gather and save their information Following up with the potential tenant over the phone and/or email Renting storage units/parking spaces daily and completing the lease agreements with the tenants 2.
Property Management:
Maintaining an Impeccable Property Appearance Sweeping the hallways Cleaning the vacant units Cleaning the office and the bathrooms Pulling/spraying any weeds and spraying for pests Picking up any trash that may have been left on the property Identifying and properly removing any safety hazards on the property Identifying any maintenance issues and reporting them to our maintenance technicians 3.
Customer Service:
Providing Exceptional Customer Service Assisting the Property Manager in day-to-day operations Answering phone calls and emails in a professional manner Taking payments over the phone or in-person Helping customers with any questions or concerns they may have Following up with potential tenants interested in storage Performing collection calls for customers that have missed payments Operating our company software systems to manage current tenants
